An agency German buyers ask aboutand never hear of.

A composite of several coastal agencies. No real business, no real figures. The defects and the order of fixes are the ones I find again and again.

What the buyer gets

Two other names, every time.

Picture an agency on the Istrian coast. Half its buyers are German-speaking, it has a German version of the site, and the owner has sold houses to Bavarians for ten years. Ask ChatGPT from Munich which agency helps German buyers in the region and two other names come back, with a sentence each about being registered, speaking German and explaining the purchase process for EU citizens.

The agency is not in the answer because it is not in the sources. Its entry in the regional property directory is a bare name with no description. Nowhere does the site state its licence or legal form in a way a machine can read. The German page calls the company a GmbH, mixes formal and informal address in the first paragraph, and the sitemap lists only the Croatian pages. Each defect alone is small. Together they make the agency invisible to a model assembling an answer.

How I’d read it

Five layers, five verdicts.

M.01SourcesDefectA bare name in the regional property directory. Missing from the sources the two named agencies are cited from.
M.02IdentityDefectNo licence or legal form anywhere a machine can read it; a plugin's generic organization markup.
M.03LanguageDefectThe German page calls the company a GmbH and mixes formal and informal address in the first paragraph.
M.04CrawlMinorThe sitemap lists only the Croatian pages; the German pages are discovered by luck.
M.05DemandGapPresent for its own name, absent for every German category query.

The fixes

  1. 1Fill the sourcesWrite the directory and portal entries properly: the same name, address and legal form everywhere, a description in German that says what the two named competitors say, and the licence number. Claim the two entries that exist with no owner. M.01 · week 1
  2. 2Declare the entityReplace the plugin's generic organization markup with a RealEstateAgent node that carries the licence, the address, the languages spoken and an identifier every page links back to. M.02 · week 1
  3. 3Map the languagesAdd hreflang across all versions, give the German pages their own addresses, extend the sitemap to every language, and point the German version's canonical at itself. M.03 · M.04 · week 2
  4. 4Make the German read GermanA native rewrite of the first screen of each German page: one register, the right legal form, the leftover Croatian strings and the translated place names gone, and WhatsApp on the contact page because that is where German buyers live. M.03 · weeks 2 to 4

What I’d hold this to

Named in the answer for [N] of [N] tracked German questions.

The German page served for the agency's own name and the main category query.

A German reader given the first screen finds nothing to quote back.
